  • What is the length of lease?

    The length of a lease is a negotiable element of any agreement between us.

    The minimum term, i.e. before any provision allowing you to break your lease, will determine the level of incentives that are able to provided you upon completion of the lease.

    Should you wish to move within the building and take more space, any pre-existing lease will be automatically cancelled so you would not have to worry about any subletting or assignment in that instance.

  • What is security of tenure?

    Security of Tenure is the security or right for you to be able to renew your lease upon lease expiry.

    All leases granted at Culverdon Chertsey are contracted outside of the Landlord and Tenants Act 1954.  This means that you will have full occupation rights for the duration of the lease .

  • How long does it take to complete the lease?

    There is a standard lease in place for Culverdon Chertsey that has been used on multiple occasions.

    Therefore, the lease can be completed very quickly but this is also dependent upon your lawyers acting without delay.

    Typically, the cycle from agreement of terms to lease completion is about 4 weeks but should occupation be needed more urgently it is possible to conclude the agreement within a week.

  • Who pays lawyers’ fee?

    Both parties pay their own legal fees.

    We do not make any charges to our legal fees in the agreement.

  • Is there Deposit?

    This will be dependent upon the covenant strength of the proposed contracting party.

    We will need sight of your filed accounts to review.

  • What is my Rateable value?

    Each space will have a separate Rateable Value – this is not what you pay, you then apply what’s called a rate poundage to that figure and that calculation determines your annual payment which is typically collected over a 10 months period starting in April each year.

    Where the Rateable Value is below £15,000, you benefit from small business relief and therefore your contribution will be nil.  We have identified what you would pay for each suite within the summary page

  • Who do I contact re paying my Non-Domestic Rates?

    Runnymede Borough Council collect all rates on behalf of Central Government.  Please connect to the following link for further information to include how you set up a direct debit.

  • Who is the Landlord?

    The UK Property Fund is the Landlord and that fund is managed by Nuveen Real Estate, one of the world’s largest landlords. UKPF is an open-ended Jersey Property Unit Trust which was formed in 1994 and with 20 assets across multiple land uses.

  • Who collects the rent?

    The building management, the service charge and the rent collection is undertaken by Lambert Smith Hampton where a specialist team are dedicated to the UK Property Funds assets.

    We will provide you with contact details for the various personnel within Lambert Smith Hampton to ensure smooth communication.

  • Who manages the property?

  • What is in the Service Charge?

    The service charge is collective reimbursement of the Landlords costs in running the building.

    These costs are for things like refuse collection, cleaning and so on but also the coordination of all the statutory duties relating to the operation of the building such as maintenance of the fire alarms, fire drills and other similar tasks.

    The costs are recovered on a proportional basis, calculated with respect to the size of your suite relative to the overall building.

  • What is the scope of the building managers responsibility?

    Lambert Smith Hampton who manage the building coordinate and all of the day to day management and cleaning activities alongside ensuring that the life, Health & Safety and other statutory requirements are dealt with.

    Lambert Smith Hampton also coordinate the repairs and redecoration as required from time to time.

  • Who deals with the Health & Safety inspections?

    Lambert Smith Hampton who manage the building coordinate and all of the day to day management and cleaning activities alongside ensuring that the life, Health & Safety and other statutory requirements are dealt with.

  • Who cleans the common parts?

  • Who cleans the WC’s?

  • Who empties the office bins?

    You are responsible for cleaning your office and emptying the office bins.

    The communal bin store is collected weekly with the costs of that service included within the service charge.

  • Do I pay for refuse collection?

    Refuse collection is dealt with for and on behalf of all occupiers through the service charge.

    You do not need to contract with a third party for your refuse removal, Hurst Warne do all that for you.

  • What are the access hours?

    24 hours a day, seven days a week and 365 days a year.

  • Who can access my space?

    Only you and your colleagues will be able to access your suite. The Landlord and its management team may occasionally seek access to your suite for maintenance purposes, e.g. to service your air conditioning to test the emergency lighting.

  • Who do I call with any building problems?

    The building is managed by Lambert Smith Hampton and any matters needs to be reported to them. We will be running a system called OSP and this will incorporate an app through which you can report any problem.

    This app will also alert you to any alarm tests or similar tasks being undertaken and will also allow your easy access to any H&S documentation for the building that you may need.

  • How is car parking allocated?

    Parking (dedicated spaces) are allocated by agreement.

  • Car parking access

    Access is available 24/7 to allocated spaces.

  • Where can I store my bicycle

    You can securely store your bicycle in the basement car park. Also located in the basement car park are lockers and the repair station.

  • Do I need to bring along my own towel when using the showers?

    Yes, with matters such as Covid-19 it’s safest that you use your own.

  • Do I need to arrange my own telephone lines or broadband?

    No, the building’s infrastructure can provide leased-line level internet connection at virtually any speed required, up to 1Gb up- and download per tenant.

  • How secure is the broadband provided?

    Your company’s connection is completely separated from any other connection in the building, giving you dedicated speed, with all the services you can expect from a top-of-the-line leased fibre service.

    To secure your wired connection for you and your team, we recommend an enterprise-level firewall. The Culverdon Chertsey IT team is happy to advise on these matters, free of charge.

  • What is the speed of the broadband?

    The infrastructure can provide speeds up to 1Gb for both upload and download, per tenant.

    Depending on your requirements, we can provide bandwidth in 50Mb.

  • What is the cost of internet?

    This depends on the suite, please speak with the agents for this information.

  • How do I connect to the broadband provided?

    You will have both wired access.

    The wire connection is wired into your suite via an RJ45 plug.

     

  • Is there an IT help desk?

    We can put you in touch with a chosen supplier who can provide support 24/7.

  • Are there any other IT options?

    The Culverdon Chertsey IT team can advise you on anything from internet and phones, to a fully managed workspace including laptops and other hardware.

  • Is IT Support available?

    Yes, we have partnered with an onsite IT Support provider. Information and costings of their services can be found here.
